Marketing
We advertise the property via our own website and the 2 largest property advertising portals, Rightmove and Zoopla
Viewings
To accompany prospective tenants to view the property unless otherwise advised. Inform you as soon as we receive a formal tenancy application.
Tenant Selection
Interview and obtain necessary references on prospective tenants. Such references are usually obtained from Employers, Banks, Credit checks, Previous Landlords, additional security will be requested by means of a guarantor if required. G & A Lettings use a tenant referencing company called Rentguard to carry out this procedure.
Tenancy Agreements
Preparation and execution of an appropriate Tenancy Agreement and other legal documentation in accordance with current legislation.
Inventories and Schedule of Conditions
Arrange the preparation of an Inventory and Schedule of Conditions, which is a highly specialised service and strongly recommended prior to letting your property. Costs for compiling and checking the inventory will vary according to the property size, level of furnishings and time required to undertake the service. Pictures are taken and used for dispute purposes.
Utilities
We will contact the local council and utility services to advise them of change of occupancy. Telephone services will not be included.
Collection of Rents
Collecting the periodic rent and paying it over to you, less any fees or expenses incurred for the period.
Rental Guarantee
Using Rentguard. our referencing and insurance company, we can offer rent guarantee provided the accepted tenants have passed Rentguards criteria for offering the service. The insurance costs £53 for six months cover or £99 for 12 months cover with an excess. For the insurance with no excess costs £69 for six months or £124.99 for 12 months cover. Bearing in mind that the excess is the equivalent to one months rent, it’s well worth paying that bit extra.
Accounting
Payment to you will be made by BACS transfer to your nominated bank or building society. This will be within 4 days of funds being cleared supported by a detailed rent statement.
Security Deposit
Holding the tenant security deposit for the period of the tenancy and subsequent extensions in accordance with the Tenancy Deposit Scheme.
Visits
Your property will be inspected on a quarterly basis. A report of our findings will be sent to you together with our recommendations, if any.
Repairs
Co-ordination of all minor repairs or maintenance to your property. You will be consulted at all times unless G & A Lettings are instructed to respond to repairs and maintenance without consultation. All expenditure quoted over £100 will be cleared with the Landlord, except in an emergency.
End of Tenancy
Advising you, at the appropriate time, of the impending termination of the tenancy and seeking your further instructions to re-let.
Check Out
Arranging a full property inspection and Inventory “check out” at the end of the tenancy.
Return of Deposits
Agreeing any possible dilapidations (over and above fair wear and tear) with the tenants before releasing their deposits in line with the rules and regulations of the Tenancy Deposit Scheme.
Dilapidations
If necessary, arranging for cleaning, garden maintenance and any minor repairs after the Inventory “check out” and deducting these costs from the tenant’s deposit where applicable.
Rent Arrears/Legal Action
Carry out the necessary works to monitor rental payments. Should it become necessary to take legal action to obtain payment of arrears or re-possession of your property, G & A Lettings will undertake the responsibility of following the legal procedures through to their successful conclusion updating you the Landlord along the way.
Online Marketing
All our properties are advertised on various property portals (Right-Move, Zoopla etc.) to a high standard in order to give your property the best chance with professional photographs and particulars written to promote the best features. The better the property looks the more chance it has of finding the right tenant for you.

ADDITIONAL CHARGES
Tenancy Set-up fee with the arrangement of each new Tenancy Agreement, Preparation of Inventory and Schedule of Conditions, Adverting and Tenant Selection:
£150 for a room in a HMO property
£175 for 1 / 2 bedroom properties
£200 for 3 bedroom properties
£250 for 4 / 5 bedroom properties.
(Subject to change depending on increases in admin and advertising costs or written notice to the Landlord)
We use an Insurance based Tenancy Deposit Scheme from mydeposits who charge an insurance fee whenever a new or renewal tenancy charged at a cost of £30.
Tenant referencing £40 per applicant or guarantor.
Tenancy renewals £100.

TENANT FIND SERVICE
£500 or 50% of the first month’s rent, whichever is the greater. To include advertising, the tenancy agreement, signed check list, issuing of all legal safety check docs, EPC and registration of deposit supplied by the landlord.

Subject to change depending on additional works requested outside of the normal Tenant find service.
